These terms govern your use of the website of DS & JAKS Developers at dsjaks.in (the "Site"). Opening or using the Site means you accept them. If you do not, do not use the Site. Our Privacy Policy explains how we handle personal information.
1. About this website
The Site is a public introduction to DS & JAKS residences in Bengaluru: Needs 3 Project 168 (Horamavu), Needs 3 Project 276, Needs 3 Project 100 and Aspen Woods. It is provided free of charge. We may pause, change or withdraw any page without notice.
Material on the Site is for general awareness only. It is not an advertisement inviting the public to book, not a prospectus, and not an offer or contract for sale. Nothing here replaces a registered agreement, allotment letter or sanctioned plan.
2. Independent checks
We take care to keep copy current, but you must verify facts yourself before you decide - including title, approvals, RERA particulars, areas, specifications, taxes and payment schedules. DS & JAKS is not liable for loss that follows from relying on the Site alone, including indirect or consequential loss.
Sale prices are not listed online. They remain on request through the enquiry form. Inventory changes. A conversation with our team is not a booking until documents are executed in the ordinary way.
3. Drawings, photographs and numbers
Master plans, typical floors, furniture layouts, finishes, views, colours, landscaping, club facilities and similar visuals are indicative. Many are artist impressions or conceptual renders. They may change on the instruction of the architect, consultant or a competent authority, without a separate notice on this Site.
Dimensions and areas may be shown in metric and imperial units; metric is the working system. Converted figures are approximate. Errors and omissions excepted. Photographs of completed campuses (including 276, 100 and Aspen Woods) show those addresses as built at the time of capture and are not a promise that a later project will match them in every detail.
Needs 3 Project 168 is an ongoing Horamavu development (RERA PRM/KA/RERA/1251/446/PR/151222/005522). Always confirm the current registration and sanctioned drawings with the official RERA record and our team.
4. Using the Site
You agree not to misuse the Site - including attempting to break security, scrape content at a scale that harms the service, post unlawful material, or impersonate DS & JAKS. Admin areas are for authorised staff only.
If we ever issue a login, you must keep it confidential and tell us through Connect Us if you think it has been used without permission.
5. Intellectual property
Text, photographs, renders, plans, layout and the DS & JAKS name and device are owned by DS & JAKS or used under licence. You may view and print a page for your personal consideration of a home. You may not copy, sell, adapt or republish the brand or project artwork for any other purpose without our written consent.
On this Site the lockup is shown in white on the header and footer as a design decision. That presentation does not alter ownership of the mark or allow a third party to recolour, crop or reuse it.
6. Enquiries and messages you send
Comments, ideas, sketches or similar material you send through a form or email are treated as non-confidential unless we have a separate written agreement with you. Please do not send secrets or materials you are not willing to assign. We may use non-personal suggestions to improve the Site or our residences without payment.
Submitting a form authorises us to reply about the project you named. It does not create a reservation.
7. Other websites
Links (including map pins) are a convenience. We do not control third-party pages and are not responsible for their content or practices. A link is not an endorsement.
8. Liability
The Site is offered as-is. We do not warrant that it will be uninterrupted, virus-free or complete. To the extent Indian law allows, DS & JAKS is not liable for damages arising from use or inability to use the Site. Statutory rights you have as a consumer or allottee under applicable housing or RERA law are not taken away by this paragraph.
9. Law
These terms are governed by the laws of India. Courts at Bengaluru, Karnataka, have exclusive jurisdiction over disputes arising from the Site, without prejudice to any forum that a registered real-estate agreement may name for that transaction.
10. Changes
We may update these terms when the Site or the law changes. The date at the top will change when we publish a revision. Using the Site after that date means you accept the new terms.
